At Coe Realty, our goals in listing your home are:

To accomplish these goals, Coe Realty offers a marketing strategy unique to the high country: Coe Smooth Moves. Coe Smooth Moves gets your home in tip-top shape to market it competitively. We want your home to be the obvious first pick of buyers out of all the homes competing with it. To do so, Coe Realty pays for the following:

  • A PRE-INSPECTION by a LICENSED HOME INSPECTOR, ROOFER, and HEATING CONTRACTOR. The pre-inspection (1) allows you to price your home appropriately, given its condition, (2) gives buyers confidence they know the condition of the home they’ll be purchasing [wouldn’t you want to know that before you place an offer on the next home you purchase?], and (3) allays emotional and financial difficulties later on in the transaction.
  • A HOME WARRANTY to assure further confidence in buyers that their purchase will be trouble-free.
  • Staging your home so that it shows off to best advantage in the way that buyers look at a home (not the same as how you look at your home through your eyes filled with cherished memories).
  • A COUNTER DISPLAY – that is, a home property book – providing the information buyers want to know about your home – a data sheet, the property's survey, school information, utilities' costs, homeowners’ association information, pre-inspection information, repair information, fire district, local area attractions, and much more. The home property book has proven so valuable to buyers that they always ask for it at closing.

Our marketing strategy begins with getting your home into parade-ready shape before it goes on the market. The next step is pricing your home competitively, based on what the market tells you about current conditions. We’ll provide you a Correct Market Analysis to assist you in understanding the current local market so that you can make an informed decision on how to price your property.

Priced competitively, dressed up to show to its best advantage, with problems recognized and perhaps already solved plus the assurance of a home warranty: it should be clear to buyers that your home is the best buy on the market! This puts you in a strong negotiating position.

Once we have your home in parade-ready shape, Coe Realty will:

1. Advertise your property...

  • in print through:
    • The Mountain Times, the area's most widely read newspaper which is distributed free to all area residents and visitors.
    • The Real Estate Book, also distributed free.
    • Homes and Land, also distributed free.

At REALTOR.com, the nation’s most visited real estate web site, Coe Realty pays for enhanced listing information, including extra pictures plus a virtual tour of your home.

2. Multiple Listing Service (MLS)

  • Coe Realty is a member of the:
    • Avery-Watauga Association of Realtors that provides a Multiple Listing Service (MLS)
    • The Ashe County Board of Realtors, also providing a MLS Service
    • The North Carolina Association of Realtors
    • The National Association of Realtors

Your property will be entered into both the Avery-Watauga and the Ashe MLS databases (unless you decline this option). This provides information on your property to all area MLS REALTORS® -- currently over 680 REALTORS® -- and to all of their buyers. Because the vast majority of property sales in this area are co-brokered (one agent lists the property and another agent works with the buyer), the MLS is the means by which your property is most likely to sell.

3. Open House

  • Coe Realty will host an open house in your home with your permission.
  • Open houses in this area are invitations to local realtors and their buyers to view your home.
  • This leaves a lasting impression of your home in their minds.
  • If a picture is worth a thousand words, than experiencing the real thing is priceless!

4. Flyer

  • Coe Realty will create a unique flyer for your property.
  • The flyer will portray the strong features of your property (augmenting information available through the MLS).
  • The flyer will be distributed to:
    • Area real estate agents
    • To buyers who inquire about your property
    • Via an information box, to potential buyers driving past your home

5. Virtual Tours

  • Coe Realty will provide a virtual tour of your home. The tour will appear on REALOR.com, on the online MLS sources available to prospective buyers, and on the Coe Realty website.

6. Mail to Neighbors

  • Coe Realty will mail your home’s brochure to the 50 neighbors closest to your home.

7. Personal Contact

  • Coe Realty will personally contact the 20 neighbors closest to your home to get their ideas on prospects for your home. In addition, I personally contact at least 50 people a week.

8. Coe Realty Sign

  • Coe Realty will place a Coe Realty sign on your property.

9. Brochure Box

  • Coe Realty will place a brochure box on the Coe Realty sign. We will provide you extra brochures to refill the box.

10. Lock Box

  • Coe Realty will place a lock box on your property to make it easy for realtors to show your home.

11. Buyer/Realtor Survey

  • Coe Realty will survey the buyers and agents who have shown your home to give feedback on how they perceive your home.

12. Mail Newsletter Information

  • Coe Realty will mail information on your home to the over 400 recipients of the Find A Mountain Home newsletter, people who are interested in local real estate.

13. Email Newsletter Information

  • Coe Realty will email information on your home to the over 500 members of our email newsletter, people who are interested in local real estate.

14. Transaction Management

  • Coe Realty will manage the details of your transaction to move your contract to a timely closing.

15. Weekly Contact

  • I will personally contact you weekly to give you an update on the marketing of your home and to answer any questions you may have.
